Sports Experts Development – Coming Soon!

I am excited to announce the redevelopment of our property located at 191 Chemin du Lac Millette in St. Sauveur is underway! We will be welcoming Sports Experts  into 20,000 sq/ft of retail space in Q3 of 2022.

It has been a fantastic experience and opportunity to work on this deal from the beginning, and follow the work process so far. Stay tuned for more updates in the coming weeks following demolition.

Remembering Mark Shapiro

It is with profound sadness that Mandevco Properties mourns the loss of Mark Shapiro, who passed away on Thursday October 29th

In 1958, Mark became a founding partner of Shapiro & Wolfe Architects, with Harvery Wolfe and a business partner of CDN Management. Together, Shapiro & Wolfe and CDN Management would helped shape the Montreal commercial Real Estate landscape for more than 50 years, with Mark always on the creative and design side of projects.  Mark’s eye for detail, gentle ways and easygoing manner were the building blocks of many creative collaborations and longstanding partnerships until 2015, when Mark retired and Shapiro & Wolfe closed their doors. 

Throughout his years, Mark was a mentor and dear friend to numerous employees, particularly the Wolfe family. 

We extend our deepest sympathies to Mark’s wife Chana, his sons David, Jonathan and Jaime and their families.

Chasing a Deal

Everyone in leasing knows some deals happen quickly, and some take more time. Recently, I was able to close a deal with Barcelos, a family operated Portuguese restaurant known for their incredible chicken, and their famous “Mega Poutine”.

I first received a phone call from Eddy, the head of the whole operation over a year ago looking to open his second location; the first being in Mont Saint Hilaire, and he was very interested in our space in Chambly. The first time I met Eddy, I knew this deal was going to be different from the rest. He showed up with his whole family and he knew everything he wanted before we even walked in. We first had to establish if the space would work. Was it too big? Was it too small a layout? Would it work in Chambly?

I was on and off the phone daily answering all his questions about the space, driving to Mont Saint Hilaire to read through the offer step by step with him while of course trying the amazing food. Weeks, then months went by with different questions every day, countless visits to the space to make sure everything would work for them. I understood that for Eddy and his family this was a big step for them opening their second location.

Thanks to mutual collaboration between all parties, and open channels of communication, we were able to reach an agreement and close this deal.

With all our hard work, we finally found success, we had a signed document! Construction was under way and sure enough two weeks ago Barcelos opened their doors at 740 de Perigny in Chambly, Quebec.

Congratulations to Eddy and his family and I invite you all to head on over to their new location to try their homemade recipes, it was well worth the wait!

The Mandevco Do-Good Pantry

Sometime in the fall of 2016, when the afternoon ‘munchies’ spread through the Mandevco offices, a great thing happened.

“Wouldn’t it be great if we had a snack cupboard stocked with goodies and the proceeds collected were donated to charity”? suggested an employee.

With that thought, The Mandevco Do-Good Pantry was born.

It’s not fancy, a basket in a cupboard and one in the fridge, with a repurposed plastic container to collect loonies. A printed ‘menu’ with the Do-Good items sits by its side, but the good vibes the funds collected spread, is immeasurable.

Our Do-Good Pantry caught on very quickly. You never know what is going to be stocked in it…yes, we have cookies, granola bars and chips, but employees have come to learn to check regularly, as there are often ‘special’ treats…ice cream sandwiches, dark chocolate sea salt almond butter cups, cheese, hummus…

Every few months the proceeds of the pantry are collected, and we survey employees for suggestions as to where the monies should go, choose a charity & send off a cheque with a note as to how the donation came to be.

To date we have donated to such organisations as Chez Doris and the Montreal Children’s Hospital.

We are in the process of preparing our next donation and as we are coming into the busy holiday season and have chosen 2 charities to support – The CURE Foundation as well as The Cummings Centre for Seniors will be the beneficiaries of our snacking this time.

Who knew snacking could feel so good?!

The Open Space Concept

Following the 2018 Mandevco renovations, we have adapted to the open workspace concept of our offices and would like to share how this has benefited our productivity and interaction with one another.

What is an open space concept?

An open space concept is a space that combines multiple office spaces into one collaborative workspace. Each employee still has their own desk and environment, but with minimal separation to the other employees to encourage the interaction, and productivity between one another.

How did we make this open space work?

Open space concepts are often challenging for employees to adjust to; with increased distraction of surrounding conversations, and limited privacy for work. When designing the new Mandevco offices, we took this into consideration, and created an environment to reduce distraction, while encouraging quick interaction. The open concept gives opportunity to learn from others’ questions and encourages employees with similar goals to achieve them by collaboration with one another. We were able to create a variety of closed spaces within the office to allow for the more distracting meetings to take place, creating a more balanced environment with the benefits of the open office. The wonderful employees have respected their colleagues noise preferences, by utilizing the closed spaces when needed, therefore allowing for this concept to be effective.

We are continuously optimizing how we exchange information throughout the office, but the open space concept has helped in doing so.

5 Tips for Independent Retailers

Whether operating a small independent business or a franchise of a national chain, all business owners face the same challenges : getting more customers and spending less to do so. Here are 5 tips that can help :

  1. Be a good neighbour : Get to know the businesses around you. Introduce yourself. Ask them how business is going. You would be amazed what you can learn from speaking to your neighbours.
  2. Share costs: Advertising can be expensive, but if you work with a neighbouring business, you can reduce the cost. A ½ page in a newspaper is not twice as expensive as a ¼ page. You can split the ad visually and split the cost!
  3. Unify your look: outdoor signage that looks unified makes stores look more inviting. Similarly, if you are decorating for a holiday, the décor will have more impact if it is spread across several stores. Work together to come up with a signature look.
  4. Cross-Promotion: A karate school located near a coffee shop? Offer the parents a discount on coffee during their child’s classes. A kitchen store and a butcher? Offer a discount on platters with the purchase of a roast. Encourage your customers to visit your neighbours and you will see they will do the same in return.
  5. Share each-other’s social media posts: nowadays, social media is key for almost all businesses. Engage with the businesses around you through the web by following and sharing their posts. Working together on social media will help both your business and other businesses grow reach.

When small businesses work together, they can reach a wider audience, share customers and encourage each other.

Following months of renovations, the Mandevco office renovations are complete. The offices have been remodelled to better suit our needs, adjust to our new almost-paperless way of working, with open work spaces, new meeting rooms that make the most of the natural light, and showcasing the historical nature of our building by putting the beautiful wood beams on display.
